Las Vegas water heater repair

1. THERMOCOUPLE (gas): the safety sensor at the pilot flame. If it doesn't sense the pilot, the gas valve won't stay open. Replacement: $180-$280.

2. HEATING ELEMENT (electric): tank has 1-2 heating elements. Element failure means half or no hot water. Replacement: $220-$380 per element.

3. DIP TUBE: the plastic tube that delivers cold water to the bottom of the tank. When it degrades and breaks, cold water mixes into the hot outlet. Symptom: lukewarm water even at maximum setting. Replacement: $250-$380.

4. THERMOSTAT (gas or electric): controls the temperature setpoint. Failed thermostat overheats or underheats. Replacement: $220-$380.

5. ANODE ROD (preventive): sacrificial metal rod that protects the tank lining. When it's fully corroded, the tank lining starts to fail. Replacement: $180-$280 — usually catches during maintenance, not a repair call.

    Part replaced. Tank refilled if drained. Ignition sequence verified. Water temperature measured at nearest fixture (should be 120-125°F). Anode rod inspected if accessible.

Repair vs replace

Leaking tank = replace, not repair

Water heater tanks last 8-12 years typical, 12-15 years with excellent maintenance. When the tank body itself starts to leak (as opposed to a fitting or connection), the tank lining has failed and there's no repair — replacement is the only fix.

For non-tank failures (thermocouple, element, thermostat, dip tube), repair almost always makes economic sense — the tank has years of life left.

The dividing line: is the tank leaking, or is a component failing? Component failures = repair. Tank body leaking = replace. We diagnose which category during the service call and quote both paths if it's a judgment call.

For rental water heaters: repairs are usually covered by the rental company at no charge. We diagnose and coordinate with the rental company if you're not sure who owns your water heater.

If you're not sure, look for a rental company sticker on the tank (Reliance, Enercare, National, etc.) or check your utility bill for a water heater rental line. Rentals are covered by the rental company at no charge for most repairs. We coordinate with them or handle the buyout if you'd rather own outright.
Thermocouple swap: 30-45 minutes. Heating element: 1-2 hours. Thermostat: 45-90 minutes. Dip tube: 2-3 hours (requires tank drain). Full tank replacement: 3-4 hours. Same-visit fixes 85% of the time.
Rule: 10+ years old with a component failure = replace, don't repair. 8-10 years and running fine: keep it, maintain the anode rod every 3-4 years. Under 8 years: repair any failure without hesitation. The math on preventive replacement (before failure) rarely works out compared to just running the tank until failure.
