Annual AC tune-up covering refrigerant charge verification, condenser coil cleaning, capacitor test, condensate line clearing, and airflow measurement. Best booked April-May before summer heat waves.
Why annual AC
AC refrigerant charge is critical. A properly-charged system delivers rated cooling capacity at rated efficiency. Undercharged by 10%: cooling capacity drops 15-20%, efficiency drops 10-15%. Overcharged: compressor stress, shortened lifespan. Both cost you money — one in operating cost, the other in equipment replacement.
Annual tune-up includes refrigerant pressure verification and adjustment if needed. Small charge losses (system loses 3-5% per year through microscopic Schrader valve seepage) get topped up. Major losses (leaks) get diagnosed and repaired separately.
Condenser coil cleaning is the other big performance factor. Las Vegas summers coat outdoor coils with cottonwood fluff, grass clippings and dust. What a tune-up covers
Outdoor unit cabinet, refrigerant lines, disconnect box, breaker inspected. Electrical connections tightened, capacitor tested with meter, contactor verified.
Condenser coil cleaned with foaming coil cleaner + water rinse. Indoor evaporator coil inspected. Condensate line cleared and disinfected. Filter replaced (standard filter included).
Refrigerant pressures measured at high and low sides. Charge adjusted if needed. Cooling capacity measured (temperature drop across coil should be 15-22°F).
Service report emailed same day with all pressure readings, temperatures, and any recommended follow-up work. Filed for warranty compliance.
What we do
1. WEAK CAPACITOR: same as furnace — cap test at 80% is approaching failure. Preventive swap avoids July no-cool emergency.
2. LOW REFRIGERANT: small charge losses accumulate. Undercharged system loses capacity gradually — you may not notice until August. Tune-up catches and corrects.
3. DIRTY CONDENSER COIL: reduced airflow means reduced heat rejection, reduced efficiency, higher operating temperatures. Coil cleaning restores capacity.

Booked in April, tech caught low refrigerant charge and topped it up. First July heatwave hit and the AC actually kept up this year — didn't have to run all night to hold 22°C.
Condenser coil was filthy from cottonwood fluff. After cleaning, AC ran noticeably quieter and cooling capacity restored. Whole house cooled 15 minutes faster on hot days.
