Annual boiler service covering combustion analysis, circulator pump function, expansion tank pressure, low water cutoff test, zone valve operation, and system water chemistry check. For combi, condensing and cast-iron boilers.
Why boilers need service
A boiler's heat exchanger sees the same water circulating through it for years. Mineral deposits, dissolved oxygen and stagnant zones create corrosion opportunities that shorten equipment life. Annual water chemistry check keeps the system water within spec.
For condensing boilers with high-efficiency stainless steel or aluminum heat exchangers, water chemistry is even more critical — the wrong pH or dissolved solids can pit the heat exchanger within a few years. Modern boilers include water quality specs in the warranty terms.
Beyond water chemistry, annual service includes combustion analysis, circulator pump test, expansion tank pressure check, and low water cutoff verification. All safety-critical items that prevent shutdowns and warranty issues. Related in Las Vegas: boiler repair and free quote.
What a service covers
System pressure verified. Water chemistry sample tested (pH, dissolved oxygen, corrosion inhibitor). Expansion tank pre-charge pressure checked. Low water cutoff manually tested.
Burner assembly cleaned. Heat exchanger flushed if needed. Circulator pump lubricated (older models). Air separator vented. Zone valves cycled through operation.
Combustion analysis with CO reading logged. Electrical connections tightened. Ignition sequence verified. Control board diagnostics run.
Detailed report with all readings, water chemistry, combustion analysis, and recommended follow-up. Filed with manufacturer for warranty compliance.
Cast-iron vs condensing
CAST-IRON BOILERS: durable, forgiving of water quality issues, long-lived (30-50 years). Service focus: combustion analysis, safety switches, zone valve maintenance. Water treatment less critical because heat exchanger metallurgy tolerates variation.
MODERN CONDENSING BOILERS: efficient (95%+ AFUE) but sensitive. Stainless steel or aluminum heat exchangers require tight water chemistry (pH 8.5-9.5, low dissolved solids). Service focus: water chemistry, condensate neutralizer, heat exchanger inspection for scale.
For Las Vegas customers with mixed systems (condensing boiler + old cast-iron radiators), we treat the combined water carefully — protecting the boiler heat exchanger while accepting some corrosion products from the radiators. Related in Las Vegas: AC installation and AC repair.

Learn moreBoiler service FAQs
40-year-old cast-iron boiler still running strong. They service it every fall — combustion analysis, safety switches, zone valves. Wouldn't trust anyone else with the old girl.
New condensing boiler needed careful water chemistry management. They test every service call and treated the system water when pH drifted. Heat exchanger warranty stays valid.
5-zone system in an older home. They service every zone valve and circulator pump. Documentation is thorough, warranty paperwork always current.
Combi boiler needs both heating AND DHW service. They cover both in one visit, including the flow sensor and DHW plate exchanger. Reliable annual routine.
