Annual water heater service including anode rod inspection, sediment tank flush, thermocouple test, T&P valve verification and thermostat calibration. Extends tank life from 8-12 years to 12-15+ years. Tankless descaling included for on-demand units.
Anode rod =
Every tank water heater has a sacrificial anode rod inside — a magnesium or aluminum rod that corrodes preferentially, protecting the tank lining. Anode rods are consumables. In hard-water Las Vegas areas, they corrode fully within 3-4 years. Once fully corroded, the tank lining starts to fail — and tank replacement follows within 1-2 years.
Anode rod replacement ($180-$280 including labour) once every 3-4 years extends tank life from 8-12 years to 12-15+ years. That's the single most cost-effective water heater maintenance you can do.
During annual service we inspect the anode without necessarily replacing it. When less than 50% remains, we quote replacement. Simple, cheap, and dramatically extends equipment life. Related in Las Vegas: AC installation.
What a service covers
Tank inspected for leaks or corrosion. Temperature and Pressure relief valve manually tested. Piping connections checked. Combustion venting inspected (gas units).
Tank partially drained through drain valve to flush accumulated sediment from the bottom. Sediment causes rumbling noises and reduces efficiency. Fresh water refill.
Anode rod inspected (replaced if under 50%). Thermocouple output tested (gas units). Heating elements tested (electric units). Thermostat calibration verified. Water temperature at nearest fixture measured (should be 120-125°F).
Service report emailed same day with anode condition, sediment amount flushed, and recommended follow-up. Filed for warranty compliance.
Tankless is different
Tankless water heaters don't have anode rods or storage tanks — but they have heat exchangers that scale up in hard-water areas. Las Vegas's water is moderate to hard depending on neighborhood.
Annual descaling ($190-$240) circulates food-grade citric acid solution through the heat exchanger for 45-60 minutes. Removes accumulated scale, restores flow rate, and prevents heat exchanger damage.
Skip descaling for 3-4 years and the heat exchanger cracks — a $1,500-$2,200 repair or full unit replacement. Descaling is one of the highest-ROI maintenance items you can do on any HVAC system. Related in Las Vegas: AC installation, AC repair, and water heater installation.

Anode was fully corroded at year 4. Replaced during annual service for $220. Extended tank life probably 4-5 more years. Simple, cost-effective.
Water heater was making rumbling noises. Sediment flush removed a bucket of accumulated crud from the tank. Noise gone, hot water recovery faster.
First-year tankless descale was educational — technician showed me the scale build-up and explained the annual cadence. Following annually now.
Bundled water heater service with furnace tune-up. One visit, saved money vs separate calls. Both systems set for the season.
