  1. Site arrival

    Coordinated with property manager. Roof access verified (ladder, hatch, boom truck). Safety fall-protection worn on all rooftop work.

  2. Full RTU inspection

    Coil condition. Filter change (typically 4 filters per RTU). Belt tension. Motor bearings. Contactors. Refrigerant pressures. Gas heat exchanger inspection (fall service).

  3. Cleaning + tune

    Condenser coil cleaned. Evaporator coil inspected and cleaned if needed. Drain pan cleared. Blower cleaned. Any minor repairs noted.

  4. Written report

    Service checklist filed with property manager. Any repair recommendations noted with priority. Next service date scheduled.

The logistics of commercial rooftop work

Rooftop access varies by property. Small retail: interior roof hatch and ladder. Mid-size office: exterior ladder and safety line. Larger buildings or replacement work: boom truck for equipment delivery.

For RTU replacement we typically use a crane or boom truck to lift the old unit off the roof and set the new one on the curb. This takes 2-4 hours of crane time plus the install day itself. Coordinated with property manager to minimize tenant impact.

For semi-annual service, our techs use interior access when available. Where it isn't, we bring our own ladder. All rooftop work follows the province Ministry of Labour fall-protection requirements — fall-protection above 3m, guardrails or lifeline systems as required.
