Why tankless
Tankless water heaters don't store hot water — they heat it on demand. The trade-off is flow rate. A typical 199,000 BTU tankless (Rheem RTGH-95, Navien NPE-240A2) delivers about 9-11 GPM at 40°F rise. That's enough for 2 simultaneous showers plus one small fixture (kitchen tap or dishwasher).
Push beyond that (3 showers + dishwasher + laundry) and the flow rate drops per fixture, which means lukewarm water. For Las Vegas's cold incoming water temperature in winter (35-40°F), the flow rate is lower than the spec sheet number, so we size conservatively.
For large families or homes with high simultaneous demand, we install two units in parallel or recommend a hybrid setup (tankless + small buffer tank). Install day
Peak demand calc based on household size and fixtures. Gas line size verified (3/4" typical for 199k BTU units). Venting path evaluated for concentric or stainless direct vent.
Line-item quote covers unit, mounting bracket, gas line upsize if needed, concentric vent kit, condensate drain, permit and final inspection.
Old tank drained and removed if converting. Wall bracket installed, unit mounted, gas line connected and pressure-tested, vent run, condensate drain plumbed to nearest drain, water lines connected.
Combustion analysis, temperature verification at farthest fixture, controls demo, warranty registration, final safety inspection.
Cost + payback math
A standard gas tank water heater install runs $1,400-$2,000 in Las Vegas. A tankless install runs $3,500-$5,500. That's a $2,000-$3,500 upfront premium.
Operating cost: tank water heaters lose 8-15% of their heat to standby losses (keeping the tank hot even when you're not using water). Tankless has zero standby loss. Annual gas savings: $80-$150 depending on household size.
Lifespan: tank heaters last 8-12 years. Tankless units last 15-20 years. So the $2,000-$3,500 premium spread over the extra 5-8 years of service life comes out to roughly break-even, PLUS the daily benefit of endless hot water and freed-up basement space.
